Another Value Added Service For Our Sellers

Parsons Son and Basley have conducted many Open House Viewings/Events on both new and resale properties. Parsons Son and Basley were keen to explain why sellers should consider this type of marketing for their properties.

“We make it a priority to know a property inside out. This is really important when conducting Open House Viewings because potential purchasers will want to have all the details at their disposal to decide whether to put forward an offer, especially if there is huge demand and lots of other potential purchasers attending the event.

We will always advise Sellers how to get the best offer for their property and some properties would benefit from having the services of a staging company, ensuring the property is at its absolute best to get realistic offers. For an Open House, the marketing price is crucial. Usually we suggest an ‘offers in excess of’ figure to ensure we attract the maximum amount of interest.

Generally, we agree an Open House event with a Seller about 2 weeks in advance. This gives us time to reach out and generate interest in the event and property. Some Sellers like to be present on the day, but some we encourage to go out especially if they are of a nervous disposition – the thought of lots of strangers traipsing through their house is slightly disconcerting! Usually two of us will conduct viewings on the day of the Open House. All viewings are booked to appointment only, as advertised, and all given allotted times to arrive.  This avoids everyone turning up at once, and making sure we can give our undivided attention to everyone!  Open Houses normally take place on Saturdays, as most applicants would be free to view. We request viewers to give feedback and offers to us within 48 hours.

First thing Monday morning we collate all feedback, good and bad, report to our Sellers about price, specification and all important location. All the better if we can feed back offers to them, but we need to find out whether these are bona fide offers so as not to waste precious time. This then gives us the opportunity of discussing the next moves, i.e. put the sale in hand, minor redecoration, price reduction, additional marketing etc.

Open House is a misnomer because, as one of our Twitter followers pointed out, we have to book potential purchasers in for our records and security. Promotion to make the event more successful includes adverts on the major property portals such as Rightmove and Zoopla, on www.psandb.co.uk, and in the Argus property paper and Latest Homes magazine, Twitter and Facebook and via email marketing.”
