SurveysThe best way to reach an informed decision on the purchase of a property is to have a professional survey and valuation undertaken by a suitably qualified surveyor.

Before committing to a purchase having your own survey undertaken is the simple economic way to avoid unpleasant and sometimes costly surprises later on. In some instances the findings of our surveyor’s report may enable purchasers to renegotiate the price.

Parsons Son & Basley provide a comprehensive range of Surveying and Valuation services from its Brighton, Bognor and Chichester offices. All work is undertaken by fully qualified and experienced Chartered Surveyors. We have a team of Chartered General Practice and consultant Building Surveyors able to provide the advice you want at a competitive price on a wide range of both Residential and Commercial property. ‘Red Book’ valuation work is undertaken exclusively by a team of RICS Registered Valuers under the RICS Valuer Registration Scheme.

Clients are wide ranging and we have advised many for a number of years, demonstrating our ability to consistently provide accurate advice.

ThinkstockPhotos-86545531We provide advice to owners and occupiers of business premises with a view to minimising their rates liability.

Every five years all Rateable Values (in England and Wales) are reassessed by the Valuation Office Agency. However recently the Governement have announced a delay in the next revaluation by two years to 2017.  The Rateable Values represent the notional rental value and some will be set too high resulting in an over-payment in rates.

We are able to advise, and if appropriate, submit an appeal against the Rateable Value, negotiate and agree reductions with the Valuation Office Agency.

Our team can represent you at the Valuation Tribunal, advise on transitional relief, maximise the benefit of empty property relief, the removal of the premises from the Rating List in the event of redevelopment or refurbishment.

Alterations to a property or changes to its location may give rise to a reassessment or appeal.

We have a record of successfully concluding appeals and when an appeal is considered worthwhile we will normally work on a “no reduction, no fee” basis.

Compulsory purchase and compensation is a complex specialist area. At Parsons Son & Basley we have experienced surveyors able to guide you in this field.

Whilst compensation is payable by public bodies acting with Compulsory Purchase powers when purchasing land for example for road widening schemes, it is also possible for neighbouring property owners where no land is taken to obtain compensation as a result of a reduction in value of their property caused by the subsequent use of the new road scheme.

These are known as Part 1 claims under the Land Compensation Act 1973.

The purchase of a property is often the largest single investment that an individual or a business undertakes.

Before committing to the purchase, the buyer should have a full knowledge of the property’s condition and, where defects have been identified, an understanding of their significance together with the cost implications.

The expertise of a Chartered Building Surveyor when inspecting and assessing a building, combined with a bespoke report identifying the strengths and weaknesses of the structure, allows purchasers to consider their options in relation to immediate and future financial liabilities.

Our advice may save you problems in the future and may enable you to renegotiate the purchase price.

We can arrange Building Surveys on all types of residential and commercial property.

The RICS HomeBuyer Report is widely used within the industry by purchasers and lenders.

It is an intermediate survey (between a mortgage valuation and Building Survey) in a standard format designed specifically as a cost-effective service. It is intended only for houses, flats and bungalows which are conventional in type and construction. It focuses on the essentials identifying defects and problems which are urgent or significant and thus have an effect on the value. Generally it is not suitable for property built before 1920. Unlike a Building Survey or the RICS Condition Report, the HomeBuyer Report provides not only a survey, but also a valuation as an integral part.

"Good Morning Paul Holder. Thank you for your emails. That is great news that the District Valuer has agreed your figure already. Your help is much appreciated”.

"I wish to thank you (sic Barry Hough) and Paul Holder for the way you have conducted the business of re-letting the premises, your approachability, availability, professionalism, advice and friendliness is greatly appreciated by me. If ever I need to call on such services again or are asked for a recommendation, you are at the top of the list, trust me."
Mr D B

"Paul has been very helpful to me in advising on valuation and sale of a leasehold flat involving legal dispute with the freeholder who wished to buy it, and as a sale price negotiator. After preparing a report and valuation of a lease extension, Paul successfully negotiated the flat's sale price upwards of 50 percent over the freeholder's original offer. I would not hesitate to employ him again for any problematic property transaction; likewise any surveyor at Parsons Son & Basley who have now done two RICS Homebuyer surveys for me”
