Coronavirus Covid 19 Update

What you need to know about Coronavirus if you are a client in any of our offices and departments.

Based on the Government Guidance provided on 23rd March which was for all people to stay at home except for very limited purposes we closed both our Brighton and Bognor Regis offices at that time to allow the safe keeping of our staff and clients. All staff have been working remotely and had full access to our computer systems with every effort being made to minimise any disruption to our clients during these extraordinary and difficult times.

Government guidance is constantly being reviewed and updated and we are watching this very closely to ensure that we are acting correctly at the appropriate time.

The guidance now allows property professionals to carry out certain duties to enable the property market to start moving again. 

Our agency, professional and property management teams are now attending properties and meeting clients and customers for various reasons.  We have created very strict protocols and procedures for each type of visit which will be communicated to you should a visit be arranged and we have provided our staff with personal protective equipment above and beyond that recommended by the government, this will also be available to you upon request.

These are very small but significant steps.  Government advice is still to work from home if you can which means that the majority of our staff will continue to work remotely whilst remaining fully available and fully capable.  For latest government advice visit  https://www.gov.uk/coronavirus

 

We will be updating this page with information as it becomes available, but we will only focus on the facts as provided by the UK Government or our governing body and not the fake news found in certain parts of the media.

Residential Lettings

Rent

In March the Government passed emergency legislation to suspend (new) evictions from privately rented accommodation for a limited period and this has now been extended to 20.09.2020. This basically means that no new possession orders can be put before the court during this period.

For tenants, we are very aware that the current situation may cause financial difficulties in terms of possible loss of wages and employment contracts. All we ask is that if you are worried about your rent payments, please contact us at the earliest possible time so that we can discuss with your landlord and see what the best options are.

For landlords, we will contact you as soon as we are aware of any problems.

Maintenance and property visits

Due to self-isolating and social distancing guidelines which are imperative in the fight to stop the spread of the virus we have reviewed our procedures to allow contractors to attend properties that we manage in emergency situations and to carry out routine but legally required works such as gas and electrical checks. We have postponed routine visits for the moment but are keeping this under daily review. If a contractor is required to attend then we have created strict new protocols to ensure the safety of everyone concerned and these will be communicated to you should a visit be necessary.

Marketing

We have been offering properties throughout lockdown for those Landlords that wished us to but understandably enquiries fell dramatically and we were not allowed to carry out physical viewings.  Moving home was only allowed if it was deemed as ‘essential’. We are now communicating with Landlords to ensure that all available properties are being advertised on all of the portals and in our windows and viewings will be carried out with the correct protocols in place. 

Estate Management

We are very aware that the current situation may cause financial difficulties in terms of possible loss of wages and employment contracts resulting in difficulty in meeting some financial commitments, if you have particularly challenging circumstances then please contact us to discuss and we will then refer to our client for instructions.

Annual General Meetings and Residents Association Meetings

Obviously these are very important meetings but due to the government imposed self-isolating and social distancing guidelines which are imperative in the fight to stop the spread of the virus we will be unable to attend these meetings personally. If at all possible any AGMs and scheduled Leaseholder and Residents Association Meetings should be postponed in the short term until further advice is received. If we are particularly required to be included in a meeting we will arrange this by virtual means which is becoming increasingly common under these strange circumstances and does work very well. 

Contractors

Due to self-isolating and social distancing guidelines which are imperative in the fight to stop the spread of the virus we have reviewed our procedures to allow contractors attending the properties that we manage in emergency situations or where a service visit is essential, such as fire alarm maintenance which will be limited to communal areas. We have also postponed routine property inspections/visits for the moment but are keeping this under daily review.  If a contractor is required to attend then we have created strict new protocols to ensure the safety of everyone concerned and these will be communicated to you if relevant should a visit be necessary.

Landlords, we will contact you as soon as we are aware of any problems in order to agree a way forward.

Professional Services

As you may imagine a lot of our work has to be conducted by visiting people in their homes.  Due to the easing of lockdown this is now possible but with very strict procedures being followed which are imperative in the fight to stop the spread of the virus. Some of the work we undertake can be completed initially by conducting external, non-intrusive inspections and home based “desk-top” research using various on-line tools that we subscribe to. We have created very strict protocols and procedures for each type of visit which will be communicated to you should a visit be arranged. We have provided personal protective equipment to our staff above and beyond that recommended by the government, this will also be available to you upon request.

As the professional departments work can be extremely wide and varied we would recommend that you e-mail with any query you may have in order that we can advise if we can assist you during these extraordinary times.
