Full tenant reference and credit check report provided
With a reputation for finding quality tenants, we are supported by a dedicated and impartial referencing agency who obtain proof & term of employment, salary, current landlord reference, credit rating & county court judgements checks. We also carry out Right to Rent and (anti) Money Laundering checks to confirm Tenant’s ID and address and to confirm that they are qualified to reside in this country.
Prepare Tenancy Agreements (if required)
Prior to signing the Tenancy Agreement, we’ll provide you with a copy of the reference report to keep you fully informed. Tenancy Agreements are drawn up by us, so you can prepare for the commencement of the tenancy with as little disruption as possible.
Prepare Inventory and Schedule of Condition (optional)
Before the tenancy is due to begin, we will arrange for a full inventory of the property to include colour photographs and meter readings. To ensure there are no grey areas the tenant will be asked in writing to sign to confirm agreement with the inventory and schedule of condition.
Arrange for EPC, Gas Safety Certificate and/or Electrical Safety Inspection if requested
In line with recent legislation, rental properties must have a current Energy Performance Certificate (currently E or above), Gas Safety Certificate and Electrical Installation Condition Report ( EICR). Landlords also have a legal obligation to ensure any electric equipment supplied is safe. We can book safety checks with qualified engineers, so your property or portfolio complies with these standards.
Set up utilities
PS&B write to all utilities (including Council Tax) before the commencement of the tenancy to notify change of occupier.
Arrange accompanied check ins on move-in day
We will meet with the tenant to go through the check-in details at the property on the day they move in.
Register Tenants deposits (optional)
The equivalent of 5 weeks rent is taken as a deposit and is registered and protected with the Tenancy Deposit Scheme. One month’s rent is taken in advance.
Renewal service (optional)
Our lettings department can arrange for renewal of the tenancy including contract negotiations, amending and updating terms and arranging a further agreement. The deposit is the re-registered and the necessary paperwork set to landlord and tenant.
Rent reviews notice (optional)
Rent reviews are carried out in accordance with current prevailing market conditions and our Lettings team is happy to advise landlords, as well as negotiating with tenants. Part of the service includes serving Section 13 Notices to Tenants informing of increased rent and directing them to make payment change as appropriate.
Arrange service of termination notice (optional)
Our lettings team will arrange for the termination notice to be served to the tenant, in line with the latest legislation and market standards to ensure the tenancy ends in a professional manner. This includes agreeing with the tenant a date and time.
Arrange end-of-tenancy check-out report (optional)
We use an impartial third-party company to check the condition of the property against the original inventory and provide a detailed “check out” report. This takes into consideration reasonable wear and tear as well as noting any repairs or arrangements that need to be made to ensure the condition of the property is maintained after the tenancy.
Negotiate any deductions (optional)
Should the property require repairs to fix damage sustained during the tenancy, quotes will be obtained to carry out the appropriate work by professionals and the cost deducted from the tenancy deposit following discussions with both parties.
De-register deposit and release funds (if holding)
At the end of the tenancy the Property Managers will use the ‘check-out’ report to ascertain damages or dilapidations (if any). Deposits held by the Tenancy Deposit Scheme can only be released with the agreement of both the Tenant and Landlord. Our Property Managers will negotiate any disbursement of the deposit. If agreement cannot be reached our Property Managers will remit any disputed amount to the deposit scheme for final adjudication. Contractors will then be instructed to obtain quotes, organise repairs/replacement/ cost of any broken or missing items.

We arrange and oversee all day to day repairs and maintenance, there is no additional fee to the landlord for us to manage “day to day” maintenance or repairs to the property on your behalf.
Advise on any insurance claims that may arise
Our in-house insurance division offers specialist scheme cover and provides a dedicated claims handling service, ensuring seamless and rapid resolution.
Carry out regular routine visits
We will plan with the tenant to visit the property at regular intervals to report on its condition and maintain contact with the tenant should any issues arise.
