PS&B offer a range of expert advice and reassurances. Expert evidence can be required in disputes across various areas, such as land, property and construction.

We can advise and be your expert witnesses to assist on the matters within their expertise across areas, including building surveying, commercial property, compulsory purchase, dilapidations, planning, development and general valuations.

Trusted Expertise

We provide expert witness services for clients and/or solicitors, offering general valuation advice for court purposes under the Civil Procedure Rules.

Here are some examples of where an Expert Witness Report would be required: 

  • Party Wall disputes but not boundary disputes or right to light issues. 
  • Landlord & tenant service charge disputes 
  • Landlord and tenant housing disrepair and section 11 disrepair matters. 
  • Landlord and tenant assured shorthold tenancy checkout and damage disputes and claims against deposit. 
  • Building problems, in particular cavity wall insulation and conservatory installations. 
  • Building project disputes for minor building works (contract values up to £100k) which have included contractual and payment disputes and quality of workmanship disputes.

Our Reports

As an expert in our field the report will follow 5 basic rules: 

  1. Start at the end: after the introduction immediately follow with your summary. This assists the non-experts (which may be the Judge) in understanding  the report. 
  2. Always be prepared to revise the report, based on new information or opinion received. 
  3. Cut out unnecessary and inflammatory adjectives. 
  4. Make it brief and precise.
  5. Think of the reader.
