How PS&B helps Sellers

In the first instance, we will provide you with your market appraisal and answer any questions you might have. Once instructed to auction your property, we will ask your solicitor to provide the legal pack. This includes all the documents required by a buyer’s solicitor. If you do not have a solicitor, we can share details of solicitors with whom we have worked over the years.

We will help you set the correct guide price to ensure the maximum amount of interest is received. You are fully protected by the ‘reserve’ as this is the minimum amount your property will sell for and cannot be sold for a single penny below this figure. The reserve figure is normally set a couple of days prior to the auction. We use our extensive network and reach built over many years to promote and market the auction event itself.

The Bidding and Purchase

At the auction, potential buyers will, of course, bid for your property. With the highly charged and emotive bidding environment, the final selling price can exceed the reserve amount on average by up to 17%.

Once the reserve is met, the bidding keeps going until the last and highest bid has been received. When the gavel comes down, the contract is immediately legally binding, and the buyer is unable to renegotiate the price or change their mind.

Once the gavel has fallen, the buyer will immediately pay a minimum deposit of 10% of the selling price and complete the transaction within 28 days (if this is the time frame the seller has stipulated within the legal pack, with this date decided by the seller and must be adhered to by the purchaser).

From a guide price of £160,000 and a reserve amount of £175,000, a one bedroom flat in Hove, close to the seafront sold for £320,000 as a result of 15 buyers having registered to bid prior to the auction and some 120 bids having been received during proceedings. This was due to a very comprehensive and carefully planned marketing campaign having been put together providing for an additional £145,000 to be received at almost 85% above the reserve amount
With the reserve amount set at £300,000, a pre-auction offer was received on a house in the amount of £325,000 however due to the sheer volume of interest, the offer was declined and the interested party advised to attend the auction the following week. During the auction, the same person attended (despite suggesting otherwise) and after a highly competitive bidding surge with four others, purchased for £368,500 - a full £68,500 or 22.5% above the reserve amount.
9am on a Thursday morning, a viewing took place of a 3 flat freehold near Upper Lewes Road. The person viewing made a pre auction offer there and then on the basis the legal documents had been downloaded and read and if accepted, they would attend the office there and then, pay the 10% deposit, sign and exchange contract. The initial offer was declined however after a little bit of negotiating, an agreement was reached and within 60 minutes of the viewing, at 10am the same morning, contracts were exchanged. All made possible due to pre-auction process with all legal documents and local searches completed.
